I have seen deals fall apart because buyers were convinced they were avoiding a disaster, only for multiple reputable professionals afterward to dispute those conclusions and find that the alleged problems were either minor, mischaracterized, or unsupported.

Major claims should be backed by clear evidence and, when appropriate, confirmed by licensed specialists in that trade.
